There is no value for the lease in the Accounts. Though I do agree there may be a value in it, impaired as it is.

I believe a “restricted use” clause within the lease that states that the land can only be used for its current purpose..... a sports venue.

So anyone coming in to buy the Club, with the motive of development would need to buy the ground from the University and then seek planning for a change of use.

Given the previous, that may be very difficult to achieve, with regards to getting said planning, the Council being on board, and most of all, the will of the fans. As others have found out, the fans are not to be messed with.

With that in mind, one might think that anyone who does come in, wanting to “invest” will be doing so with the right intentions?

The other complicating factor for a new owner is that they would have to assume the Universities position as landlord with regard to the 99 year lease, and the Clubs rights within that. There would be a cost to the new owners if they wanted to “buy out” the terms of the lease.

It really is sounding like someone scarred for life after a traumatic experience. To be expected to a degree. Getting over that would be the first hurdle.

I'm not sure why there is no value to the lease on the books, but I'm sure there is an accountant on here who could explain.


If they were redeveloping the whole ground they would need change of use, but what about part of it?
