Land for sports facilities is relatively cheap. Residential and commercial land is expensive. A lease might be more beneficial.
Although building work is not cheap. A reasonable facility with changing rooms, toilets and showers etc, Physio room, Managers office,Small kitchen and a room that could double up as an exercise room and video room should not cost more than £250k.
Dependant on the quality of pitch, drainage, sub structure, a reasonable estimate of £150 - £200k for a pitch should is feasible. Add in a second pitch which may be 4G, Looking at £300k (Guess) Security, parking, maybe a small stand(like the one we required at Colliers) and £850k seems a reasonable ball park figure.

It's a 125 year lease, which could still be several million pounds for a piece of land this size in a residential area. But if the council don't want houses built on it, and place restrictive covenants on the land to prevent that and require it to remain a greenfield site, then the price of that lease would plummet. If the Football Club took some responsibility to provide and maintain a community area as part of the agreement (e.g. a community football pitch or dog-walkers area), then it's possible it could drop to zero.

I personally wouldn't expect two pitches, a car park, and a club house to cost more than £1m, even with legal and planning costs.

In this video Spencer says that the funds are have been allocated for phase 1 and have been voted on by the Board. Presumably that's the Football Club board, for which we don't see minutes.

There is no doubt SH wants to progress the club with the reality is he needs far more expertise to help him.

It seemed a cross between Life of Brian and an advert.
What have the council done for us? Irrigation, drainage and 150 year lease but we pay for the infrastructure. I imagine this is being funded by the part of the Ward money. Lets hope we also have enough to fund a promotion push as well.

WCBC a progressive council, made me laugh. They dont have a pot to piss in and how many years will it take to get this done?

Incredibly conservative numbers there QR, £850k is nowhere near enough!

Who decides what the fans get to vote on
- the board decided we got a vote on taking out the lease on the Racecourse
- the board decided we did not get a vote on taking out a lease on Colliers
- the board decided we did not get a vote on funding a purpose built training complex

It seems quite apparent to me that we get to vote when the board are confident we will support what they want, otherwise they don't ask us and make their own choice with our money

Mr Bancroft explained a steering group was working on a ‘masterplanning exercise’, “We are due to get a draft masterplan by the end of this month. What it needs is the four key partners, which are us, Welsh Government, the University and of course the Football Club all to agree in principle the direction of the masterplan.”

If it involves the Welsh Government and money it is probably 'dead in the water' already.
