It was practically a scam really , builders build flats for income and promise the income will build a new stand , yes really .

Its all the ‘talk’ that pisses me off and complete lack of action.
If WAG are going to invest then make a promise, likewise WCBC.
State some budget figures and outline a basic plan.

Its all farting in the wind as far as I can see.
Once said it drifts away.
Fair points.

the design and access statement was from the original application from 2018, the only updated documents are the highways assessment and the new site boundary plan

so according to that, after the initial application the university have since purchased the land next to Crispin Lane, allowing for the next phase to commence. they have also purchased additional land at the junction to allow for the improvements to be undertaken as part of the scheme and for it to become adopted.

Not being up on these matters but is it poss that the concern that wants to buy the plot for building flats needs planning permission before it purchases the land , i would think they wouldn't buy without it , so the uni wants money asap .

Nobody wants to invest in the club though to build a 10k stadium.

Thats not the key point here though.
Why allow more flats to be built?
What about this gateway project?
What safeguards are being put in place?

The final piece is about owning the ground and building a kop stand.
A WST, WAG, WCBC joint ownership could be derived with a plan to redevelop the stadium and gradually move ownership to the club.

In reality peanuts to the WAG.

That's why this new stand has to be delivered with enough capacity to host internationals.

Any new stand has to be delivered through ownership of the ground.
Whoever that maybe. Yes it needs to provide the ground with say a 15-16k capacity. Other areas may need attention.

What seems to be unclear to me is:
Do the Uni want to sell?
Who is actually going to buy both the ground and any other land for this ‘supposed’ gateway project? Without this decided then nothing moves.

Can a joint ownership work, if so who are the parties?
Long term plans to structure joint ownership and/or devolve this.

The WAG have to provide the budget IMO and that seems to be a major factor here. Is there a budget and if so roughly how much?

Seems Uni want at least £2m so whats the WAG issue as they have spent colossal amounts just studying other stuff.
So obtain all the relevant land and then create the regeneration plan.

Will that happen, NO its all talk.
