I produced the BBC article to demonstrate that Wrexham had only recently lost an appeal for housing on a site outside the settlement boundary. The planning inspectorate believed this site was acceptable for housing.

Of course, each appeal will be dealt with on its own merit. However, the applications in Rhosnesni and New Broughton were both recommended for approval by officers. That, in itself, tells its own story. The general rule of thumb is when you have an application refused by the committee with a recommendation to approve, you lodge appeal and submit an application for costs against the Local Authority.

1. Make an appeal to the planning inspectorate with in WAG to grant the application.
2. Amend their application to take on the board the reasoning for the Council's refusal.

Not quite!

The appeal from the link is a totally different site. It merely demonstrated that WCBC couldn’t defend an appeal for housing outside a development boundary so you wonder what chance they have with the two sites recently refused in Rhosnesni and New Broughton.

Accurate summary.
Kay Sheffield used to work for Flintshire CC.
The advise and detail in a report from appeal is normally very precise and well considered. It has to be as it can lead to further appeals.
It's a well known developers tactic to threaten to appeal if things aren't going their way. Bit bully boy style.
As AA says, if the officers recommend approval and the Councillors go against the advice, the developer can claim costs which can be substantial.

So WAG overturn it and Uni then build to allow them to generate funds to start main campus project off.
It would be so much easier if the parties were aligned now for the project as a whole. Call me idealistic

How this affects Wrexham AFC? The university were hoping to sell these plots to housing developers to fund redevelopments in and around the racecourse which could facilitate the new kop (with additional funding).

The chances are they’ll win the appeals but the time it’ll take to get a decision could take 12 months or more.
