Literally rent free.

This excellent facility is a few miles out of the city centre. A club who have advanced far more than we could possibly dream of under the current regime.

Fencing is part of Heads of terms.
If we don't drain the site properly at day 1 then it's a useless project and serves us no better than 9acre. We'd still be begging from the FAW, Carden Park, Druids, Lex.
No idea on Business rates. Could be waived?

The 'lowest possible spend' in their presentation suggests that they're considering not doing drainage, doesn't it? Cost of 2 pitches is £110k, cost of drainage is £47k, 'lowest possible spend' is listed as £110k.

The Groves school tried to install flood lights but failed to get planning permission, so how would we get it at the same spot when a school couldn’t achieve permission?

Drainage at that cost looks like drainaway sink holes rather than channelled away which would be around £150k done properly for the site. Be interesting to know the type of drainage they have costed as there is a difference in effectiveness and effective life expectancy. It needs detail which the presentation lacks.

Potentially directional lighting which most 4g installations use to get around light pollution issues with residents. If it’s post 6pm usage it may also require sound barriers depending on sound surveys and distance to residential properties.

That is correct. Spencer proposed 2 pitches no drainage to replicate 9 acres
