I take my hat off to Spencer, agree with him or not, he does try and answer questions as best he can.

Looked really uncomfortable answering about what other sites were considered though.

Two lots of good news there. Again, regardless of my feelings on the board in general, I think they've done well on the Kop/Gateway development.
