Thanks to the person who flagged up this interesting article https://soh.wales/index.php/grove-pa...aign/covenants

This and planning are now likely to become topics of interest...

Am I right in thinking that the fence height restrictions if not fully removed would limit our ability to sublet pitches such as the 4g pitch. I think you have to have sound barriers exceeding 6.5 feet? Or can these be erected irrespective of the fence height?

Thanks for this Rob..They seem a well organized group I wonder if they will fight this decision? If they do they will be a formidable opponent.
Removing the covenant will he time consuming and expensive I wonder who is paying for that as the Council dont seem to keen to do it...See in your Court

I lived on Park Avenue, opposite where the planned training ground is planned, from 1992-2002. A local solicitor lived nearby and we formed a group to stop the council building a leisure/sports centre there. The concern for residents was potential increased noise and traffic and also floodlights being on late into the evening.
Gwilym Hughes was the solicitor involved and he always felt that the covenant was on our side and helped fight the council off from bigger development. Covenants can be removed but it costs a lot money. Could this be the thorn in the side of the application?

Spencer claimed on Saturday that we were only liable for the first 10k of the cost of this... Any more and the council would take over.
My worry is that with these being multiple covenants in place (5 it seems rather than the two mentioned on Saturday) are we more liable than it seems.

Lots of focus on the argument of free (or peppercorn) land but as they say, if it looks too good to be true then a fool is getting his pockets rifled (or suchlike).

Surely at this point using the covenant as a way to stop development just keeps the land wasting away permanently. I would hope a small training ground would be less noise/traffic/light pollution than a leisure centre?

As per my above comment, we are apparently paying 10k of the cost. Council pay the rest.

I can't see non football attending local tax payers being happy with such a provision of funds
