It’s my idea of fresh hell too but as a concept it could be a winner so long as there’s a ban on Madri being served.
A national chain of Maesgwyn Halls with ginormous beer gardens serving Wrexham Lager from multiple outside bars would be a licence to print money. Ditch the posh kebabs though.
Yes there is , I have been there many times and it's a sh1t hole. Yes there are reasonably nice areas but overall it's not good.

We have driven extensively in the States, and you don't have to look far for really good beer joints serving locally brewed beers.
Made plenty of good ale in Saudi.
