Just watched that too. I mean I can't really see it. Say 15k behind both goals max. I doubt you'd get 20/30k across the other two stands even when corners are filled in, especially when MRS is so close to the road and the Turf etc

The only way you're getting 55k on that plot of land is to knock the whole thing down and rebuild it a lot further away from Mold Road.
Looking on google earth, Newcastle's stadium (52k) takes up about twice as much land as the racecourse currently does.

On another note, Ryan looks like he hasn't slept for a week!
